The Old Orchard Inn Bed and Breakfast Policies & Customs

The Old Orchard Inn (the “Inn”) is a privately owned Christian establishment and guests are

requested to behave in a manner that is not  offensive to others seeking this type of

atmosphere. Please review these policies. You are agreeing that you understand and will abide

by these policies when you make the reservation.

RATES-

Rates are quoted per night and include a full breakfast for each guest. Our rates are

subject to change without notice. Our rates are based on single or double occupancy.

Maximum occupancy cannot exceed 4 adults in Room 1, and 2 adults and 2 children in Room 2.

There will be a $50.00 charge per additional person. Advance notice of the number of guests is

required at the time the reservation is made.

DEPOSIT & PAYMENT

A non-refundable deposit is required to secure a room. A non-refundable

deposit of one night’s rate per room is required at the time of your reservation for 1

or 2 nights. For reservations of 3 or more nights, a non-refundable deposit equal to 50% of the

total rental for the full stay is required.

METHOD OF PAYMENT

Deposits can be made by check or credit card. We accept Visa,

MasterCard, and Discover. Balances paid on site may be paid with cash or credit card. We do

not keep cash on hand to make change.

CANCELLATIONS

Due to the exclusive nature of our business, cancellations affect us

significantly. Please keep this in mind. Reserving accommodations creates a legally binding

contract. By accepting your reservation we agree to hold the room for you on the date(s)

requested and to turn down other requests for the same accommodations on those dates you

have reserved. When you make your reservation, you agree to pay for the accommodations and

services on the date you have reserved. Cancellations made later than 3:00 p.m. on the date

that is two days prior to date of arrival and no-shows will result in a forfeiture of your deposit.

There are no refunds for early departures.

CHECK-IN & CHECK-OUT

Our preferred check-in time is from 3:00 pm to 7:00 pm. If you

know that you will be later than 7:00 pm, please call to make arrangements for a late check-in.

Check-out is at 11:00 am.

REGISTERED GUESTS

You will be asked to provide a photo ID at check-in for the guest name

on the reservation. Guest rooms cannot be transferred to another party without our prior

consent. In order to assure privacy and a relaxing atmosphere for all our guests, the Inn is

closed to people who do not have room reservations. The Inn and its property are for the use

of registered guests only. Registered guests must be 21 years of age and minors must be

accompanied by a parent or guardian.

CHILDREN

Well-behaved children are welcome at the Inn. However, the Inn is not child proof,

therefore guests are asked to keep an eye on children under the age of 18 at all times. The Inn

is not responsible for injuries to children. You assume responsibility for injuries or damages

caused by children included in your reservation to the Inn or to the person or property of the

other guests. Please let us know at the time of booking your room if you will be including

children in your reservation.

PETS

We ask that you do not bring your pets as a courtesy to our other guests.

QUIET HOURS-

Observation of quiet times is between 10 pm and 8 am. Please be considerate

of our other guests if you are coming in late or rising early.

USE OF GROUNDS-

The use of the grounds and facilities are at the guests own risk. By making

this reservation, you expressly acknowledge and agree that we, the owners, will not be held

responsible for injuries incurred by you or any other persons included in your reservation while

participating in activities on the grounds or in the Inn, and you hereby agree to indemnify us for

any such injuries to the extent permitted by applicable law.

KITCHEN

There is a mini kitchen in the common areas. It includes a refrigerator and a small

microwave. Guests are welcome to the beverages in the refrigerator. Guests may use the

microwave to warm food or to make popcorn. However, the facilities do not accommodate

cooking a meal.

NON-SMOKING POLICY

The Inn is located on 16 beautiful wooded acres and is surrounded

by hay fields and pasture. For the safety of our guests, neighbors, and wildlife, the entire

property is smoke and tobacco free. No smoking is permitted inside or outside the Inn on the

premises. This includes the patios, deck and grounds on the Inn. This non-smoking policy will

be strictly enforced and, in the event of a violation of such policy, a $500.00 fee will be charged

to the credit card on file. Any damages caused by cigarette, cigar, pipe or other device will be

charged to the credit card on file at the full value of the damaged item. Additional cleaning

costs, including lost revenue due to room being repaired or cleaned, will be charged to the

credit card on file.

ALCOHOL

The Inn is not licensed nor insured to serve alcohol. Guests may enjoy their own

private bottle of wine in their room, the common areas, and outside patios. No other form of

alcohol is permitted on the premises. Inebriated and/or disorderly guests will be asked to leave

the property and forfeit all payments.

ILLEGAL SUBSTANCES

Illegal substances are not permitted at the Inn. Violation of this policy

will result in the proper authorities being notified. Guests will be asked to leave the property

and forfeit all payments.

SPECIAL SERVICES

If you require special services, please contact us prior to your visit so that

we can accommodate your request if possible.

DAMAGES-

 Guests are responsible for any damages and the credit card on file will be charged.

Excessive cleaning needed after you leave will be charged to the credit card on file. This

includes damages to furniture, fixtures, linens, towels and flooring that results in those items

needing to be repaired or replaced. If you experience any issues with your accommodations,

please notify one of the staff immediately.

 IMPOSSIBLE PERFORMANCE

If, in the event of the occurrence or existence of conditions that

we determine would make it unsafe, illegal, or impractical to provide you with the use of the Inn

(including, but not limited to, fire, natural disasters, Acts of God, and loss of public utilities), we

shall have the right to cancel your reservation.  Upon cancellation pursuant to the preceding

sentence, you will be reimbursed all funds paid in advance for the cancelled portion of your

reservation.  Any such refund will be our sole and exclusive liability to you for any cancellation

described in this paragraph.

LIABILITY DISCLAIMER

YOU HEREBY AGREE TO RELEASE AND TO INDEMNIFY, DEFEND, AND

HOLD HARMLESS THE INN, ITS OWNERS, EMPLOYEES, AND AGENTS FROM AND AGAINST ANY

AND ALL LOSSES, LIABILITIES, CLAIMS, INJURIES, DAMAGES, COSTS, AND EXPENSES RESULTING

FROM BODILY INJURY (INCLUDING DEATH), PROPERTY DAMAGE, LOSS OR THEFT OF PROPERTY

SUFFERED BY YOU, OR THE OTHER PERSONS INCLUDED IN YOUR RESERVATION, WHILE ON THE

PREMISES OF THE INN.
